The price depends on the size of your property and how much there is to move, access and parking at both addresses, the distance between them, the size of crew needed, and whether you need packing or any furniture dismantled. We survey the move first — either in person or by video walkthrough — and give you a written quotation before anything is booked, so the price is agreed up front with no extras added on the day.

What size is your move?
Property size is the first thing we ask about, because it sets the shape of everything else — how long the day runs, how much vehicle space you need, and how much of the work happens before moving day rather than on it. Two homes with the same number of bedrooms can still be very different jobs, so the sizes below are a starting point rather than a price bracket.
Studio and one-bedroom
The contents are usually straightforward. Access is what decides the day. A first or second floor flat with no lift, a shared entrance, or a narrow communal stairwell turns a small load into a long carry, and that matters more than the volume does. Flat-pack furniture that was assembled in the room often has to come apart to leave it. The two things people underestimate at this size are the kitchen and the wardrobe — both take far longer to pack than the room suggests.
Two-bedroom
This is the point where a move stops being a van load and starts needing a plan. The second bedroom is rarely just a bedroom: it is an office, a nursery, or where everything without a home has ended up. Older London properties add their own constraint, since a sofa or a divan base that went up a Victorian staircase in one piece does not always come down in one. Worth telling us about anything large on an upper floor when you first get in touch, so it is accounted for rather than discovered.
Three-bedroom
Usually a house, and usually the first size where the volume is not in the rooms you live in. The loft, the garage, the shed and the garden shed’s contents are where three-bedroom moves grow, and they are the areas people leave until last. A garage that has been filling up for six years is a genuine part of the job. This size is also where moving dates tend to sit in a chain, so certainty about the date is worth as much as certainty about the price.
Four bedrooms and larger
At this size the move is planned around two things: how much can be loaded in one run, and where the vehicles can actually stand at both ends. Larger homes bring garden furniture, tools, bikes and sports equipment, and often a home office that needs to be working again quickly. Some moves at this size are better run over two days, or with an early start and a staged load, rather than compressed into one long day. We work that out at the survey rather than guessing at it.

Moving from a flat
Stairs, lifts that need booking, narrow hallways and limited loading space are normal in flat moves — we plan for them, not charge for them as a surprise.

Furniture dismantling and reassembly
Beds, wardrobes and larger furniture are taken apart before the move and put back together at the other end. Mention it when we survey your move so it’s included in your written quotation.

Frequently asked questions
How much does a house move cost?
It depends on the size of your property and how much you’re moving — the number of items matters as much as the number of bedrooms. We give you a written quotation before anything is booked, so you know the price up front rather than finding out on the day.
How do you work out the price?
Either a physical survey at your property, or you send us a video walkthrough by WhatsApp or email — whichever suits you. The video option means you don’t have to be in for an appointment, and it’s usually quicker.
How much notice do you need?
Around five days is usual. If your move is more urgent than that, it’s still worth calling — we’ll tell you straight away whether we can cover it.
Are you insured?
Yes, fully. Goods in transit cover for your belongings while they’re with us, and public liability cover for the work itself.
Do you do the packing?
We can. Packing and storage are priced separately from the move itself, so you only pay for what you need — some customers pack themselves and just want the move, others want everything handled.
Do you take a deposit?
Once the price is agreed we take 20%, and the balance is settled around the move.
What if my moving date changes?
It happens constantly with chains, and you don’t lose your deposit. We re-point the job to your new date.

It varies — a 3-bedroom move depends on how much you’re actually moving, not just the bedroom count, plus access and distance. We give you a written quotation after a free survey, so you get a firm price rather than a generic average.
Do you dismantle and reassemble furniture?

What happens on moving day?
The crew arrives and walks the property with you to confirm what’s going. Everything is loaded, transported to your new address, and unloaded into the rooms you want, ready for you to start unpacking.
